• Custom Plans & Design Process

      The custom plans & design process starts with an initial interview to create a thorough wish list for your project. We then create a plan proposal for you to review, once the proposal is approved and signed, a deposit is then collected.  We then begin to develop Preliminary Drawings to scale using Chief Architect, which is professional 3D architectural home design CAD Software. These Preliminary Floor Plans are modified until the customer approves. We then begin drawing elevations and e-mail comments back and forth until the plan perfectly fits your family or project needs.

      The cost of our Custom Design Services varies depending on the project scope and the amount of details and drawing sheets needed. A typically project is $1.00- $2.00 per total under roof square foot. For example, the total cost to design a 2,000 S.F. house total under roof could be $2,000-$4,000. This fee is broken into 3-4 progress payments:

      Example Progress Payment

      • 1/3 of the total as a deposit/retainer to hold your project slot.
      • 1/3 of the total when preliminary drawings are approved.
      • 1/3 when final construction documents are completed.

      *We also have some projects that are minimum design fees and/or hourly.

    • Whats Included in Typicle Custom Plans

      • Complete dimensioned and detailed Floor Plans .
      • Front, sides and rear elevations at 1/4 ” scale. All elevations include notes, dimensions, and recommended materials.
      • Roof View Plan.
      • General Electrical & HVAC Layout.
      • We can provide Section Drawings showing construction cut sections & cabinet wall views for an additional fee.
      • Foundation Outline: Typically our plans will show concrete foundation. Slab with footings with no crawlspace foundations which can be added  on most plans for an additional fee.
      • We can also provide Site Plans, 3D Views, Color Renders that can include spasific colors and materials for an additional fee.
    • Whats Not Included

      • Mechanical Duct Layout or Manual sizing (A/C).
      • Electrical Service Size & Panel Schedule.
      • Soil Test with Recommendations.
      • Additional Reproduction/Copy Costs.
      • City/Parish Permit or Plan Review Fees
